This is something which I encountered while surfing the internet. There is a business called Worlds Most Unique Investments work which operates in around eight different areas of real estate and the areas include bankruptcy, civil court, county jail, divorce court, dangerous housing, foreclosures, tax liens and obituaries.
Their investors would be required to invest their money into properties which are below market rate but how come properties are selling at below market rates, a number of examples have been cited to prove their point:
A couple is going through divorce. Both are on title and they both live in a higher end of town. The property value of the homes are around $500,000. Because they want a divorce, they probably may not have an appraisal on the property and therefore they could sell it for $450,000. Investors will get a margin and the world most unique investments will get a margin. World most unique investments wants investors to come back again and again and again. That is why the comany will be willing to sell the investor a property below market even if it is break even or a loss to worlds most unique investments.
Another example includes a man who was arrested for several felonies. There is no bail set and he owns property in a lower end of town. Because of his legal issues, He plans to sell his house to pay for a good attorney. Nonetheless, here is another example of a desperate seller.
The final example would include someone passing away. He or she owns a home that his or her children want to sell because they can not afford their parent’s mortgage while living in another state. Oh, and by the way, the attorney who will be on our staff will deal with all probate issues.
Certainly the company has smelled for itself and its investors a good business opportunity but would it be easier to find such properties which are up for distress sale?
